I often hear from customers who, in search of real estate, encountered various problems during the realization, and due to insufficient knowledge of the issue, unfortunately, they were unable to realize the purchase and sale. Namely, most buyers buy a property through the realization of a loan, and for this they need an assessment of the property. Fearing that it will not be enough, they engage in an assessment before signing the Advance Payment and paying the lump sum. Of course, they want to do the assessment “for free” in the package with the offer of a bank loan. Unfortunately, this is generally not possible in practice, because the bank cannot order an estimate without a Pre-Contract, and sellers are of course not willing to sign a Pre-Contract without a down payment. What's worse, the property is still on offer and while the Buyer is trying to find the best solution, other potential buyers come forward to the seller and he accepts the second offer. Unfortunately our buyer is again at the beginning, again and again looking for the property.
This time he is at a disadvantage because he compares everything to that real estate that “escaped” him. Not infrequently, buyers tell me that they already had a Precontract ready and even an approximate time of signature, but the seller let them know that he had sold the property to someone else.
Sometimes it even happens that the seller offers them the advantage of buying, but at a price higher by approx. 15-20% than that agreed.
These are all challenges that buyers encounter on the ground when searching for a property on their own.
Of course, time is money for all of us, and those who are subtenants also have the cost of paying the rent.
Often, buyers tell me that it is very difficult for them to search for real estate and fulfill all their obligations, that they simply do not have time for everything. They often complain that they are already too tired of going through the ads in which they see the same property all the time. They say there is nothing new.
HOW DO WE SEARCH FOR REAL ESTATE IN A REAL ESTATE AGENCY?
When I explain to them that to begin with they do not search for a property in the same way as we do at the real estate agency Euro-interiors, it makes a big difference because they rush through one ad usually in the evening before going to bed, when in fact all they want is to play some light series and relax a little.
We look for real estate in a different way, for us it is business. We're looking for her during our working hours. In addition, we have access to information about properties that are not on offer.
But first of all, we obviate the conversation with the customer where we introduce him to the whole process of buying and selling. And this is certainly the most important thing.
WHAT IF THE PROPERTY HAS A REGISTERED DEED OF SEAL, MORTGAGE OR YOU CAN NOT FIND A BUILDING AND USE PERMIT?
If the buyer chooses a property with an active seal we investigate what it is about. Most seals, especially if they are apartments moving from the KPU to the general ledger, have an active plmb. Buyers of such real estate, as a rule, refuse. It is not necessary that such a property is not suitable for purchase.
We at a real estate agency investigate what it is all about. We take out the explanations of all seals, present them to their bankers who forward the information to the competent legal services, which, as a rule, approve loans and sales are carried out most normally. When buyers come across such properties on their own, they often immediately refuse them, and it is not necessary that they are not suitable for purchase and sale and mortgage registration.
Often, buyers consider that the property they want to buy must be 1/1 and without burden/mortgage. It is not necessary, if there are several owners it is important that everyone wants to sell. Often, in practice, we meet to sell a property inherited by several sellers who are not even all related by kinship, often not even all of them are on good terms.
If the property has a registered mortgage, we instruct the seller to obtain a Letter of Intent according to which we proceed and the purchase and sale goes as normal as possible.
Often buyers can not find Construction and Use Permits of residential buildings. We already have a lot of them in our archive through 28 years of experience. It often happens that we do not even have to search through the various city archives. All this of course reduces the time of demand, and therefore the possibility that someone else will buy the property sooner.
