
If the market is active (at the moment it is), and the apartment stands without serious interest, these are the most common reasons;
1. The starting price is not aligned with the real market
This is still the most common reason. Owners often form the price according to “I need so much”, the money invested or what “the neighbor asked for”. However, the market does not work based on emotion but on comparison. Buyers today very quickly see what is offered in the same neighborhood and for what money. If the apartment is noticeably above the real value, interest will be absent for sure. From practice, I can say that too high a starting price often does not bring the desired result, but only lost time and subsequent correction.
2. The first few weeks are underestimated
Many people think that it is enough to publish an ad so “see what will happen”, but.. it is the first weeks that are the most important! Then the ad is new, visible and interesting to the market. If at that moment there is not enough interest, it is necessary to immediately analyze the reason: price, presentation, photos, description or expectations. Waiting too long in the style of “maybe someone will answer” often means that the ad is slowly losing strength.
3. Poor presentation of the property
A good apartment can look average if it is misrepresented. Bad photos, lack of basic information or a messy sightseeing area make a poor impression. Often, the buyer decides whether to come to look at the apartment at all in the first few seconds of viewing the ad. A property does not have to be luxurious to be attractive, but it must be clearly and transparently displayed.
4. Wrong expectations from customers
Sometimes the owner expects an ideal buyer who will immediately recognize the value, do not negotiate and adapt to any conditions. Such scenarios exist, but they are not the rule. Serious selling requires reality, negotiation and a willingness to be heard by the profession and the market. Over the years, I have witnessed many times situations in which a good offer was rejected and later waited for months for a weaker one.
5. There is no clear sales strategy
Selling an apartment is not just an advertisement. It is a process that includes evaluation, preparation, presentation mode, customer filtering, negotiation and timing. When there is none, selling is reduced to waiting for luck, and luck is not exactly the right strategy.
When the owners ask me why there is no interest, I first look at the facts; how the price has been set, what is the competition in the neighborhood, how good is the presentation, what are the queries so far and how many have been, what the market is currently looking for..
After 28 years in the market, you learn that no situation is the same, but almost every one has a solution when viewed with a cool head and with experience.
If the apartment has not been sold for months, this does not automatically mean that something is wrong with the property. It often means that it is necessary to adjust the approach to the market.
In this business, I also went through difficult periods and those when it sold extremely quickly. One thing has not changed: the market always rewards reality, a good assessment and the right approach.
