Garage spaces in Zagreb are listed for over 100,000 euros! "That's not normal; here's what they actually sell for."

Garage spaces in Zagreb are asking for over 100,000 euros!
'That's not normal, here's how much they're actually selling for'

Once, you could buy an apartment in Zagreb for 100,000 euros. A smaller apartment, admittedly, but still decent. Today, for the same amount, garages are being sold.

The search for a secure parking spot has become a serious challenge for many Zagreb residents in recent years, but the prices currently being asked for certain enclosed garages in classifieds seem difficult to explain to many.

For example, in Trešnjevka, on Trakošćanska Street, an enclosed garage of 30 square meters is asking for 95,000 euros, while in Špansko, a 28-square-meter garage is selling for 84,000 euros. In the IV. Maksimir neighborhood, a 32-square-meter garage is advertised for 80,000 euros. It is located on the third underground level, has remote-controlled doors, lighting, outlets, fire sprinklers, and an elevator nearby.

Furthermore, in Dubrava, on Dankovečka Street, a spacious 49-square-meter garage is for sale for 98,000 euros, with the note that it can accommodate three cars and also serve for storing motorcycles, bicycles, or other items.

However, perhaps the biggest "gem" among garages is in Siget, measuring 43.75 square meters. The ad states that the space is 3.4 meters high and has the possibility of connecting to electricity, water, sewage, internet, and telephone. The owner emphasizes that the space could also be used as a warehouse, workshop, or music studio, and is asking for a hefty 115,000 euros for it.

- Without any hesitation, I can say that the prices are absolutely not normal. Classifieds tolerate all sorts of things, including such absurdly high asking prices - emphasizes Diana Perger from the Euro-interijeri agency, warning that it's important to distinguish between asking prices and realized prices.

-Realized transactions show us a different picture, and owners who truly want to sell their garage should consult with experts and set their price based on realized prices, not advertised ones - she adds.

By reviewing the eNekretnine system, which contains data on actually realized real estate sales in Croatia and serves to monitor and analyze real estate market trends, it is quite clear, as our interviewee states, that the advertised prices are not realistic.

Namely, while in the IV. Maksimir neighborhood, asking prices for garages range from 80,000 euros for 32 square meters, according to transactions realized in that urban area at the end of 2025 and 2026 and recorded in the eNekretnine system, garages up to 20 square meters do not exceed 1800 euros per square meter, while the largest garage, 32 square meters, was sold for 50,000 euros. In the Špansko area, during the same observed period, the most expensive realized price for a garage was 33,000 euros for 20 square meters.

-Neither does the total number of transactions support such high prices. One of the more interesting pieces of data is that in the stretch from Kvatrić to Svetice, we've recorded only 13 sales in the period since data became available to us, i.e., since 2016 - Diana Perger points out.

Although the advertised listings give the impression that garages have become almost as valuable as apartments, she notes that some garages indeed reach price levels comparable to apartment square meter prices, but this does not mean they are market-justified or that they are actually sold at those prices.

However, the fact is that garages have never been more in demand. The reason is not only the increase in the number of cars but also the urban reality of Zagreb: many neighborhoods lack sufficient parking capacity, and more and more streets are entering the paid parking system. Because of this, residents of older buildings, constructed at a time when today's number of vehicles was not anticipated, are now also looking for garages, with many only later trying to secure their own parking space, most often in the immediate vicinity of their home. At the same time, apartment owners who bought properties without an accompanying garage or parking space, and citizens who for years relied on street parking which has since become paid or simply can no longer meet the needs of residents in certain neighborhoods, are also searching for garages.

-In many neighborhoods, a garage or parking space is no longer a luxury, but a necessity - says Diana Perger, adding that prices are influenced by location, lack of parking spaces, and paid parking zones, as well as the age of the building, access itself, the size of the garage, and the possibility of additional uses.

The most sought-after locations, she notes, are in the city center, then in Trešnjevka, Maksimir, and Trnje, and further in all neighborhoods with introduced paid parking and neighborhoods with high housing density and a lack of parking.

-Buyers are most often residents from the same building or possibly the same neighborhood. A smaller portion of buyers uses garages as storage or for a hobby, but the primary purpose remains vehicle parking. An interesting fact is that after every stronger storm, which Zagreb has been experiencing lately, the demand for garages increases - she observes.

Although there are offers, Diana Perger emphasizes that some listings remain active for months precisely because of excessively high prices.

"Buyers are willing to pay for a quality garage in a good location, but they are not willing to accept just any price. Market dynamics are measured by actual sales, not by listings," she concludes.

Outdoor parking spaces cannot be purchased independently of an apartment.

Classifieds also feature listings for open-type garage parking spaces in the underground levels of multi-apartment buildings – for instance, one in Srednjaci is listed for 16,500 euros. Garages in ground-floor detached buildings, often with colorful doors, are also offered across various Zagreb neighborhoods. For example, one such garage is listed for 38,000 euros. Even outdoor parking spaces are available; we found one advertised for 19,750 euros.

However, Diana Perger warns that outdoor parking spaces cannot be bought or sold independently of an apartment because they are legally considered an appurtenance to the apartment and are registered as such in the land registry extract.

"I personally believe that buyers should consult with professionals before making a decision and verify what they are purchasing. Specifically, if they are being sold a garage that was originally a parking space where someone later installed a garage door, it is still not a garage in its legal sense," she emphasizes.
